Many leases will provide for the rent to be reviewed at certain stages of the lease; usually every 3 or 5 years.   As both a landlord or a tenant it is important to realise that rent reviews are in most cases based on the market.  It is therefore vital to be aware of prevailing market conditions when negotiating a rent review.

If the matter cannot be agreed between the parties and is referred to a third party for determination, I can act as Expert Witness, producing reports for the Arbitrator or Independent Expert's consideration

Lease renewals allow the rent to decrease and are an important benchmark against the prevailing market.  I can help guide you through the process of renewing your lease; including identifying if it is within the security of tenure provisions of the 1954 Landlord and Tenant Act, liaising with you and your legal adviser where necessary.  As part of the process I will consider the effects of lease length, break options and rent free periods on rent.

Changes in circumstances or market often make it advantageous to alter the terms of an existing lease. For example increasing the length of the lease or removing a break option. The benefits to the tenant can include either a reduced rent or a rent free period. The landlord can benefit from an increased investment value and/or longer certainty of income.
